Mortgage preapproval involves the lender reviewing your finances in detail before issuing a preapproval letter. This letter states that you qualify to borrow a certain amount of money to buy a home. It’s important to note that preapproval is much more than an online calculator or quick estimate, as it means the lender has reviewed actual documents and stress-tested the buyer’s financial profile upfront.

While preapproval helps you understand your home-buying power, current economic conditions are pushing mortgage rates higher. The 30-year fixed-rate mortgage rose to 6.71% for the week ending September 3, according to Freddie Mac’s Primary Mortgage Market Survey (PMMS), its highest level since July 2025.

The Federal Reserve’s recent rate increase has not automatically affected all mortgage borrowers the same way. Fixed mortgage rates follow longer-term Treasury yields, mortgage-backed securities demand, inflation expectations, and investors’ outlook for economic growth and monetary policy. This means that while some borrowers may face higher rates, others may not see an immediate impact.
